What Happens: Once the listing agreement is signed, we immediately begin  preparing for a strong launch. 

We coordinate every step with you and our trusted vendors to  ensure everything moves smoothly and on schedule. 

What happens between signing and going live: 

    • Property preparation: decluttering, cleaning, and staging  if needed 
    • Scheduling professional photography, 360° virtual tour,  and video filming 
    • Capturing all media assets (photos, video, and virtual  tour) 
    • Editing and finalizing photography and video footage 
    • Professional copywriting to create an emotionally  compelling property description that triggers buyer  interest, generates traffic, and drives showings 
    • Creating a custom property website with your domain  name 
    • Installing the yard sign with your custom domain for  maximum drive-by exposure 
    • Building online marketing campaigns across major real  estate websites and social media
    • Coordinating the MLS listing upload, media uploads,  and final quality check 
    • Launching the listing live across MLS, real estate  websites, email campaigns, and ads 
Timing: The full preparation process typically takes about 8–12 days after signing, depending on availability and property readiness. We always aim to move faster if possible.

Preparing Your Home for Media Day

Interior Prep
  • Declutter countertops and living areas 
  • Deep clean kitchens, bathrooms, floors, and windows 
  • Remove personal items like family photos, awards, and  personal décor 
  • Make all beds neatly and arrange furniture attractively 
  • Turn on all lights and open window coverings for  maximum brightness 
  • Hide cords, trash bins, pet items, and anything visually  distracting 
Important Note on the 360° Tour : Unlike photography or video, 360° virtual tours capture the entire room from every angle. Nothing can be cropped or edited out later. Please ensure each room is fully decluttered and staged exactly how you want it to appear, as everything will be visible in the final tour.
Exterior Prep
  • Mow the lawn, trim bushes, sweep patios and entryways • Clean outdoor furniture and remove any clutter 
  • Clear the driveway and hide trash bins, hoses, and yard  equipment
  • If the property has a pool, schedule the pool service the  day before Media Day to ensure it is clean and presentation-ready.

Pro Tip

Plan to leave the home during filming to give our media  team space and flexibility to capture your property in the best  light.

Showings & Open Houses

Private Showings

  • Showings will be scheduled based on your availability  and property access instructions. 
  • Buyers are pre-qualified before gaining access. 
  • If the property is occupied, we encourage 24 hours’  notice for showings whenever possible to allow you  time to prepare. 
  • As part of the 90-Day Guarantee conditions, the seller  must be committed to making the property available for  showings. 

Limiting showings or missing buyer opportunities can  negatively impact the success of the sale. 

  • After each showing, we gather feedback to understand  buyer reactions and adjust strategy if necessary.

Open Houses

  • Broker Open House: 
Broker-only open houses are typically scheduled on the  first available Tuesday after the listing goes live, from  11:00 AM to 2:00 PM.  These events generate important industry exposure to  top local agents and their clients. 
  • Public Open Houses: 
Public open houses are generally held on Sundays and  will be initiated based on strategic assessment, market  timing, and agreement with you.  We prefer to schedule open houses 7 to 14 days in  advance, and sometimes up to 30 days ahead for  maximum marketing reach.  During the 10 days leading up to the listing going live,  we may schedule a few open houses as we assess and  recommend, coordinated with your availability.
Real-Time Feedback : After every showing and open house, we collect real-time feedback to continuously optimize the marketing and sales strategy.
